Ebb and Flow Reading

Ebb and Flow is all about contemporary, luxury living. These brand new apartments available to rent are situated at Station Hill in the heart of Reading, and they have it all. Ebb and Flow is all about urban living, with a community vibe and ultra convenient for work, commuting, shopping and getting to the local restaurants and bars. Ebb and Flow is a concept like no other – and I was invited to take a look around and see it for myself.

Ebb Building and Flow Building

There are two blocks – one is called Ebb and the other is called Flow. Named after how the river ‘ebbs and flows’. If you look down at the building from an aerial view, the buildings are actually an ‘E’ shape and an ‘F’ shape. Ebb has 416 apartments and Flow has 186. Currently, Flow is not quite ready for residents to move into but it will be ready in Spring 2024. There will be a south facing roof terrace, which will be perfect for sunrise yoga, BBQ’s and Pimms and lemonade.

There is a footbridge that goes straight from Reading station over to Ebb and Flow which is currently being restored and will fit for purpose by the Autumn – which will make the daily commute even easier. That will happen in October 2024. However at the moment it is still only a five minute walk from the station and is close to the main shopping centre.

Next to Ebb and Flow are office spaces and leisure amenities (some are coming soon) at Station Hill, and outside there is a lovely pathed walkway which leads to the footbridge. The vision is a vibrant area with fountains and seating areas, beautifully landscaped.

In the summer months, this privately owned area will be lively with music and festivals, and at Christmas there will be a regular Christmas market. Burghfield based Siren Brew will also be opening and will be responsible for bringing a lot of life to the area.

As well as bringing the community of residents within together, Ebb and Flow want to bring people in to enjoy the outside space.

Community Living

As I entered the Flow building, I noticed how modern and open it is. The downstairs area is divided into seating areas, a great open space for socialising or networking, toilets, a secure area for post and a community notice board. There are areas cleverly and stylishly divided for co-working spaces and lounge areas with televisions. 

Outside is a private communal garden to relax. I also happened to be there during ‘Yappy Hour’ where residents bring their dogs out to get to know one another! 

Off to the left of the main reception area is a fully equipped gym.

The Ebb and Flow Resident App

Residents have access to an app, where they are able to get notifications, report any maintenance issues, see upcoming community events that are taking place, gym or yoga classes, a car club (to hire a car), book friends and family parking (there is an underground carpark), book meeting rooms and benefit from discounts from local businesses – and much more.

Fresh furnished apartments

Most of the apartments are furnished, although residents are welcome to bring in their own furniture. There is a selection of studio, one bed, two bed and three bed pet friendly apartments. All with super fast broadband, bright open plan living spaces, premium bathroom facilities, bespoke built in wardrobes, integrated state of the art kitchens, washing facilities and private balconies.

There are communal roof terraces which are biodiverse and great for get togethers and parties. As well as this, I noticed different areas of the building cleverly set out for communal living – to watch TV together in the lounge areas, or cook together in the kitchen areas. There was also a space where a private yoga class was taking place. There were nice touches and details everywhere.

The building is safe and secure and there is a friendly support team available day and night.

Extra services are also available, including cleaning and maintenance services. 

Ebb and Flow have certainly cracked the home and work life balance – with the option to hang out with the other residents – for drinks in the evening, or go for a fitness class in the morning. But if you want to do your own thing, then that’s fine too.
